Our service to landlords
Upon instruction we shall inspect the property and make any necessary recommendations with regards to its conditions and compliance with current legistlation. (NO COST TO LANDLORD)
We shall market the property by way of newspaper adverts and 'To let' signs together with a placement on our popular website. (NO COST TO LANDLORD)
All viewings will be accompanied by our area manager. Interested parties will complete a comprehensive application form.
References are taken from
1) credit agencies
2) current and/or previous landords
3) employers (if applicable).
A tenancy is only approved when all enquiries are complete. If the landlord desires then we shall confer with them before approving a tenant.
A Tenancy Agreement will be completed and the agreed rent and deposit paid. Keys are not handed over until all of the money is paid.
We shall account to the landlord on a monthly basis for rents received less our agreed commission and any maintenance expenses (previously approved).
Maintenance Issues
All repairs are dealt with as soon as possible. We have
qualified staff employed covering all trades and if we are
unable to contact you in the event of an
emergency, as your agents we will authorise work to be
completed to a maximum value of (to be agreed individually).
Housing Benefit Tenants
We specialise in Housing Benefit lettings. We take all forms and required
documentation to the Housing Benefit office OURSELVES. We have
an excellent relationship with all North West offices and are
in telephone contact with them on a daily basis to check on new
and running claims. Because of this we can identify any problems
as they may occur.
Deposits
Agreed deposits are held by us against any damage or rent arrears
that may occur following the end of the tenancy. Our tenancy
agreement states that a tenant will not be entitled to a return
of their deposit if they vacate within the fixed period of
tenancy agreement.
